Exclusive Buyer Representation – The survival of the real estate industry and real estate offices in general require the accumulation of “office listings”. Once an agent has a sellers “listing”, their job is to get the best price and terms for the seller – not the buyer! As an exclusive buyers broker (real estate agent/Broker) in Miami – I work for you! It’s my job to get the best price and terms for you – the buyer. At my expense, I offer to provide all my clients their own personal attorney (optional, Miami location) to have at their disposal. Your attorney will handle all the legal aspects (title work) of your purchase and work in conjunction with me to make sure you deal goes as smooth as possible. Seller Representation - I enjoy representing seller's as much as buyer's! As an expert in buyer representation in the Miami area and "knowing what buyers need, and try to get away with" - I know what to look for when representing seller's to get them the best price and terms as well! An example would be this: When I'm representing a buyer, I do my best to get their condo docs on a Friday. The reason I do this is because Florida law allows for a three day recision period (business days) to do their due diligence (read the condo docs!!)Now, if I get the docs on a Friday...knowing they have three business days to review them and/or ponder their decision - I actually got them five days: Friday, Saturday, Sunday, Monday & Tuesday...remember Saturday & Sunday don't count!! So...if I was on the sellers side of this transaction, my goal would be to give the condo docs by no later then Wednesday. This will speed up the process for the seller during a very critical time in the transaction....the "three day recision period". Miami Rentals and Relocations – Considered an "expert" by many, I have extensive experience and knowledge in all aspects of the Miami rental market, particularly when it involves you relocating here to the South Florida area for the first time.
